Wash­ing­ton Hill is just a few blocks north of Fells Point, putting it in walk­ing dis­tance of some of the city’s best restau­rants, bars, and shop­ping. It’s also just south of Johns Hop­kins Hos­pi­tal, mak­ing it very con­ve­nient for the thou­sands of peo­ple who work there. Johns Hopkins is developing this area, like nobody’s business.  Luxury apartments and row homes coexist with affordable housing, including  mod­ern con­dos, town­houses, older apart­ments, and really old—we’re talk­ing late 1700s—brick row­houses. Not only is it the fictional home of Seinfeld’s Elaine Benes, it’s also the county seat for Baltimore County, home to Towson University, and the Towson Town Center Mall. The area was first settled in 1752 by the Towson brothers, and the Hampton Mansion, now the Hampton National Historic Site, dates back to 1790. Located inside the beltway, it is convenient for those who want to spend time in the city but offers the amenities of a suburb, such as highly rated public schools. Housing can run from estates on several-acre lots to student apartments.

However, the neighborhood is rightfully known for its strong Italian culture. There are an amazing number of Italian restaurants packed into this small neighborhood’s narrow streets. You may gain weight from sheer proximity to dessert purveyor Vaccaro’s. Some other ethnic restaurants have eased in over the years, including India Rasoi and Max’s Empanadas. The neighborhood is largely Italian-American, and families stay here for generations. This is one of very few places in this country bragging an active Bocce Ball league, what would you expect?  Italian festivals take over the neighborhood twice a year; and open-air film screenings attract the entire neighborhood in the summer. Homes to buy can be hard to come by because people don’t leave.

There’s plenty for his­tory buffs to love about Fed­eral Hill. Accord­ing to leg­end, the hill itself was so named after a bunch of drunk sailors put a boat called the Fed­er­al­ist on top of the hill and sailed it down the green into the har­bor; dur­ing the Civil War, the can­nons on Fed­eral Hill were pointed at Bal­ti­more to keeps its rowdy South­ern sym­pa­thiz­ers from seced­ing. Non-history buffs just want to hear about the great restau­rants, ample shop­ping, and copi­ous bars. Fed­eral Hill is a fan­tas­tic place to live if you want easy access to nightlife, the famous Cross Street Market, marinas and boat access and live an active lifestyle.   Known for its quaint federal-style rowhomes, Federal Hill  is one of the most revitalized neighborhoods in Baltimore.  Luxury water-front condos and apartments, new townhomes, renovated townhomes and new apartment communities offer a diverse housing stock to fit a wide range of budgets.  The loca­tion offers great access to the sta­di­ums, muse­ums, the Inner Har­bor, and I-95 if you com­mute to that city an hour south of here.

If you want real city liv­ing in what looks like the set of a Rev­o­lu­tion­ary War-era movie, you’re not going to do bet­ter than Fells Point. The neigh­bor­hood is seri­ously old—it was estab­lished in 1726— with many of the build­ings dat­ing back to the 1700s and 1800s and some streets still made of cob­ble­stone. A large num­ber of truly excep­tional restau­rants pop­u­late Fells Point and nearby Har­bor East, as do shops, and more bars per square mile than any­where else in the United States. In recent years, a thriv­ing His­panic com­mu­nity has moved into Upper Fells Point, and that influ­ence can be felt in the shops and restau­rants. Despite the nightlife and tourist attractions, the community still retains its residential character. Quaint rowhomes, some dating from the 18th century, line its narrow streets, and new devel­op­ment has brought lux­ury apart­ment build­ings and new construction town homes and condos. There’s plenty of opportunity for scenic strolling with a waterfront trail that can lead you from Fells Point to Federal Hill, for a true historic journey…or feel free to just jump on a water taxi!
